<p>Anche la Dubai Chamber of Commerce (Camera di Commercio di Dubai) sta spingendo per consentire la costituzione di società possedute al 100 percento da imprenditori stranieri, anche fuori delle Free Trade Zones.  La stessa Dubai Chamber of Commerce ha richiesto al Governo di Dubai misure economiche, atte a favorire l&#8217;erogazione (da parte delle banche) di finanziamenti alle aziende a tasso vantaggioso.</p>
<p style="text-align: justify;">“Tutto ciò è in linea con ciò che la comunità degli imprenditori si aspetta. Favorirà inoltre l&#8217;intera comunità con l&#8217;ingresso di nuovi capitali.. Stiamo già osservando risutlati tangibili, come linee di finanziamento agevolate per le società&#8221; dice Hamad Buamim, general director della Dubai Chamber of Commerce.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;">Sua Eccellenza Shaik Mohammad Bin Rashid Al Maktoum, vice presidente a Primo Ministro degli UAE e Ruler di Dubai ha approvato <strong>la legge 14/2009,</strong> grazie alla quale i prezzi dei servizi pubblici (fee) per i cittadini saranno ridotti dal 20 al 30%.</p>
<p style="text-align: justify;">In base a questa legge tutti gli enti governativi che offrono servizi pubblici dietro pagamento, dovranno adeguare i prezzi a quelli stabiliti dal Dipartimento di Economia &amp; Finanza di Dubai.</p>
<p style="text-align: justify;"><strong>Anche aprire un&#8217;attività sarà più economico</strong>: le business-licensing fees (costo per l&#8217;avvio di attività commerciali) saranno tagliate fino al 30% e altri contributi  finora a carico dei cittadini saranno congelati. Tutto questo per dare<strong> nuovi stimoli all&#8217;economia</strong>.</p>
<p style="text-align: justify;">I costi che subiranno apprezzabili tagli sono quelli relativi a:</p>
<ul>
<li>licenze commerciali e preofessionali</li>
<li>certificati di proprietà</li>
<li>conversione di destinazione d&#8217;uso</li>

			<content:encoded><![CDATA[<p style="text-align: justify;">La <strong>legge 8/2007 (Escrow Law)</strong> obbliga i costruttori di immobili (Developer) intenzionati ad avviare progetti di sviluppo immobiliare in Dubai all’apertura di conti bancari di garanzia (Escrow Account) – fornendo così per gli acquirenti garanzie equiparabili ad una fideiussione.<br />
Qualcosa di simile si ritrova nella sezione 1700 del California Code of Regulations– Division 6, Subchapter 9, Title 10 (10 C.C.R. § 1700, et seq.).</p>
<p style="text-align: justify;">La Escrow Law &#8211; entrata in vigore il 28 giugno 2007 e che ha previsto 6 mesi di tempo per l’effettiva applicazione da parte dei Developer &#8211; impone che i capitali vengano versati su un conto fiduciario.</p>
<p style="text-align: justify;">Il Dubai <strong>Real Estate Regulatory Authority (“RERA”)</strong> – Autorità per la regolamentazione del Real Estate, operante sotto il cappello del Dubai Land Department &#8211; ha tra le varie responsabilità, quella di far rispettare la Escrow Law. Sono previste anche multe molto salate (fino a 100,000 AED) per i costruttori non iscritti regolarmente al registro dei Developers.</p>
<h2>Qual&#8217;è l&#8217;investimento minimo per un investimento immobiliare a Dubai?</h2>
<p style="text-align: justify;">Non esiste un limite minimo all&#8217;investimento. A Dubai è possibile acquistare un immobile residenziale anche a poco prezzo. I prezzi delle unità immobiliari partono da meno di € 100.000 (o anche meno se ci si rivolge ad Emirati minori, come Ajman, o a zone meno commerciali o ancora in costruzione. I pagamenti prevedono in genere piccoli acconti e finanziamenti dal costruttore o da un istituto di credito).<br />
Gli immobili possono essere nuovi, in costruzione o in fase di consegna, semi-arredati (bagno e cucina sono il minimo standard generalmente) oppure sfarzosi, in contesti lussuosi con piscina, Jacuzzi, bagno turco, zona Gym, area giochi per bambini, aria condizionata e reception.</p>

<h2>Esistono tasse sull&#8217;acquisto di un immobile a Dubai?</h2>
<p style="text-align: justify;">Dubai e gli Emirati Arabi Uniti prevedono un regime fiscale personale e aziendale Tax Free. I costi annuali dell’investimento a Dubai, pertanto, normalmente equivalgono alle classiche spese condominiali, proporzionali alla metratura e alla tipologia (per unità residenziali ci si aggira sui 12 – 15 USD/mq/anno).</p>
<h2>Perchè investire adesso? C&#8217;è ancora crisi economica?</h2>
<p style="text-align: justify;">La crisi mondiale ha dato un colpo al real estate in tutto il mondo, e Dubai non poteva essere del tutto immune ad una revisione dei valori degli asset. Attualmente potrebbe essere proprio questo il <strong>momento adatto per investire nell&#8217;area di Dubai </strong>e degli Emirati Arabi: ci sono opportunità reali e tangibili per concludere investimenti a Dubai. Dubai si sta dimostrando un’area solida dal punto di vista socio-economico: PIL in crescita, incremento demografico e apertura di nuove aziende e unità produttive.. Gli eccessi speculativi che avevano gonfiato la valutazione di alcune aree sono stati riveduti alla luce della crisi economica mondiale. <strong>I progetti avanzano regolarmente</strong> nonostante alcune confuse notizie arrivate a fine 2008 in Italia.</p>

<p style="text-align: justify;">The<strong> process</strong> of bringing marble slabs and tiles to your home is to locate a mountain which has rock in it that meets certain criteria for color and density, bring in cutting drilling and carting equipment.<br />

<p>Every year, in various production sites throughout the world millions of square meters of compound stone are produced: but used materials is not always the same. Only the choice of the best materials and stones, assures high-quality, technologically advanced and decorative products for the building and furnishing industry.</p>
<p style="text-align: justify;"><strong> The range of machines used must covers all the various production requirements</strong> from block sawing to producing various types of finished products. High-speed machining centres should satisfy the needs of die manufacturers in all fields, as well as the car, aeronautic and aerospace industries.</p>
<p style="text-align: justify;">After the optimisation in the acquisition phase of the stone products and the development of an efficient stone processing, the factory has to face even a more difficult task: to c<strong>reate a suitable chain of distribution and sales</strong> in Italy or world-wide, according to their customers needs. Collaborators, engaged every day in the sale of stone products, from the United Stated to Asia, from Australia to Africa, in South America as well as in the near Europe, through an efficient and detailed marketing action, have to succeeded to advertise their professional skills all around the world.</p>
<p style="text-align: justify;">Considering that the current consumption of compound stone worldwide can be described as outstanding, it still only accounts for a small percentage, around 0.5%,of cladding materials utilised around the world, however <strong>it is more than evident the enormous growth potential compound stone will have in the near future</strong>.</p>
<p style="text-align: justify;">This fact is also confirmed by 2007 ISTAT data analysed by the Studies and Research Office of Verona Chamber of Commerce. <strong>Italian marble takes a close look at Russia and the United Arab Emirates, fast-growing markets for Italian exports.</strong></p>
<p style="text-align: justify;">Overall, in 2007, Italy exported processed material and semi-finished stone goods worth 1 billion 616 million 236 thousand euro, while imports settled at 135 million 667 thousand. In 2007, imports of unfinished material (blocks) came to 442 million 127 thousand euro; exports of 246 million 339 thousand euro against.</p>
<p style="text-align: justify;">While traditional reference markets, such as the United States and Germany that take about 42% of Italian exports of processed materials and semi-finished goods saw a drop in values in 2007 compared to 2006 – overall 676 million euro in 2007 compared to 765 millions in 2006 (-12.3%) – last year nevertheless saw Italian exports grow towards Russia and the United Arab Emirates. Exports to Russia were worth 47 million 379 thousand euro against 34 million 700 thousand euro in 2006 (+36.5%); exports to the United Arab Emirates came to 60 million 641 thousand euro against 52 million 677 thousand euro (+15.1%) in 2006.</p>
<h2 style="text-align: center;"><span style="color: #ff00ff;"><strong>Curiosity: marble at Burj Al Arab</strong></span></h2>
<p style="text-align: justify;">Over 30 different types of marble were used throughout the Hotel, covering a total of nearly 24,000  square metres, with 10,000 square metres of marble flooring in suites and lift lobbies, and 13,000 square metres in the public areas.</p>
<p>The marble used in the walls and flooring is Statuario marble, the same stone used by Michelangelo to create his sculpture masterpieces.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;"><strong>Ras al-Khaimah</strong> (Arabic: <span lang="ar" xml:lang="ar"><strong>رأس الخيمة</strong></span>‎, <span style="white-space: normal; text-decoration: none;" title="Arabic transliteration" lang="ar-Latn" xml:lang="ar-Latn"><strong>rās al-Khaymah</strong></span>, literally &#8220;The Top of the Tent&#8221;, often abbreviated in RAK) is one of the emirates of the United Arab Emirates. Ras Al Khaimah (RAK), located in the northern part of the UAE bordering Oman, close to Dubai, covers an area of 656 square miles (1700 km²). The emirate is ruled by Sheikh Saqr bin Mohammad al-Qassimi. It is in the The emirate has a population of about 300,000 inhabitants.</p>
<p style="text-align: justify;">Ras Al Khaimah (RAK)  is served by the <strong>Ras Al Khaimah International Airport</strong> in Al Jazirah Al Hamra, the <a title="Dubai Blog DXB" href="http://www.dubaiblog.it/index.php/2009/06/23/il-dubai-international-airport-dxb/" target="_self">Dubai International Airport</a> is quite far (more or less 45-60 minutes by car).</p>

<p style="text-align: justify;">Thanks to H.H. Sheikh Saqr bin Muhammad al-Qasimi on 11 February 1972,  Ras al-Khaimah (RAK) joined the United Arab Emirates.</p>
<p style="text-align: justify;">As all the emirates of UAE (but Abu Dhabi),  Ras al-Khaimah (RAK) will never be a major oil producer; so Ras al-Khaimah (RAK) concentrated on <strong>development of </strong>its <strong>industrial sector</strong>. In Ras al-Khaimah (RAK) we found the UAE&#8217;s first concrete company &#8211; in the early 1970s &#8211; and actually is the UAE&#8217;s largest producer of concrete. In the 1980s, the emirate of Ras al-Khaimah (RAK) formed RAK Ceramics, which has become the world&#8217;s largest ceramics producer, and Julphar, the Persian Gulf region&#8217;s first pharmaceuticals company.</p>
<h2 style="text-align: center;"><span style="color: #ff0000;">Transportation in Ras al-Khaimah (RAK)<br />

<p style="text-align: justify;"><strong>Within Ras al-Khaimah (RAK)</strong>: as well as Dubai and other emirates, metered taxis are the main mode of transport within Ras al-Khaimah (RAK). Public buses also operate only on long-haul routes and they cater mainly to people residing in far-flung towns, viz. Sha`am, Rams, Jazeerah-al-Hamra etc.</p>
<p style="text-align: justify;"><strong>Emirate-to-Emirate</strong>: Ras al-Khaimah (RAK) is connected to other emirates by private or metered taxis which often embark from the taxi-stand located south of Al Dhaid town near the new Ras al-Khaimah (RAK) Police Headquarters.</p>
<p style="text-align: justify;"><strong>Car renting</strong>: cars are available for rent from various Rent-A-Cars at negotiable (don&#8217;t forget you are in arabic conutry..) prices.</p>
<p style="text-align: justify;"><strong>Highways</strong>: Three highways connect Ras al-Khaimah (RAK) to the other emirates and beyond:</p>
<p style="text-align: justify;">one follows the coast with beaches on one side and stretches of desert on the other;</p>
<p style="text-align: justify;">the other, new route runs out towards the airport in the direction of Khatt, Masafi, Fujairah and Dhaid and further onto Oman.</p>
<p style="text-align: justify;">the latest one, the Emirates Road (E311 Highway) allows journeys from Ras al-Khaimah (RAK) to Dubai in 45-60  minutes crossing the emirates of Umm Al Quwain, Ajman  and Sharjah.</p>
<p style="text-align: justify;"><strong>Seaport</strong>: Saqr Port, located in the industrial area of Khor Khuwair, is the Emirate&#8217;s main port, providing bulk and container services.</p>
<p style="text-align: justify;"><strong>Airport</strong>: The Ras al-Khaimah International Airport is currently undergoing an upgrade. It operates cargo and passenger services to a variety of destinations covering the Middle East, North &amp; East Africa, Central Asia, India and the Far East.</p>
<p style="text-align: justify;"><strong>Spaceport</strong>: On February 17 2006, Space Adventures announced its plans to develop a $265 m commercial spaceport in Ras al-Khaimah (RAK): Ras al-Khaimah (RAK) spaceport for purposes of space tourism.</p>

Come lo Xva Gallery Hotel &amp; Cafe, quattro camere dagli arredi etno-chic nel quartiere di Al Bastakiya, l’unico ad aver conservato un pò del fascino del passato. Tra mobili di legno scuro di neo-antiquariato, tessuti con i colori delle tribù beduine e oggetti dell’artigianato locale, spiccano i quadri e le sculture d’avanguardia esposti nella galleria dell’hotel, una delle più innovative della città. Nato come spazio d’arte, allo Xva, oltre a comprare e ammirare le opere, si può anche dormire e mangiare, una formula che ha attirato molti artisti che hanno temporaneamente trasferito qui i propri atelier.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;">Questa mattina sono stato al convegno “<strong>Fare affari nel Med-Golfo – Dalla Libia al Qatar, dal Marocco agli Emirati</strong>” presso la Sala delle Colonne delle Banca Popolare di Milano, via San Paolo 12, organizzato dalla Fondazione Istud, con il patrocinio della Regione Lombardia.</p>
<p style="text-align: justify;">Il convegno era incentrato sulle opportunità commerciali, legate a Dubai, al Qatar e ai Paesi del Medio Oriente e che si affacciano sul bacino del Mediterraneo.</p>

<p style="text-align: justify;">L’Italia ha una forte presenza a Dubai e in particolare nei paesi del Med-Golfo, grazie anche alla spendibilità del “<strong>made in Italy</strong>”: a Dubai tutti i principali marchi italiani hanno una rappresentanza: basti considerare l’hotel e i ristoranti di Armani, i vari showroom di stilisti di fama internazionale, e così via.</p>
<p style="text-align: justify;">I principali <strong>fattori che rendono appetibile ed interessante l’espansione verso questi nuovi mercati</strong>, sono:</p>
<p style="text-align: justify;">×           contesto demografico favorevole (in forte espansione)</p>
<p style="text-align: justify;">×           PIL in forte crescita (ovviamente da mediare con l’anomalia generata dalla recente crisi)</p>
<p style="text-align: justify;">×           costo del lavoro e dell’energia molto bassi (interessante soprattutto per le aziende di produzione)</p>

<p style="text-align: justify;">×           investimenti infrastrutturali importanti</p>
<p style="text-align: justify;">×           delusione per le economie di UK e US da parte dei governi locali</p>

<p style="text-align: justify;">La cosa importante per chi vuole <strong>avviare un’attività a Dubai</strong> o in generale in Paesi esteri, è un approccio pianificato: purtroppo le aziende (in particolare le PMI, che in Italia sono il maggior numero) che decidono di espandersi in nuovi mercati, preferiscono avvalersi del consiglio dell’amico dell’amico, che non di una consulenza professionale e strutturata.</p>
<p style="text-align: justify;">Il consiglio è invece quello di avvalersi di organizzazioni stabili e professionali, che offrono chiare garanzie; società come Exitor, Group rappresentano una <strong>piattaforma solida per i tuoi progetti</strong>.</p>
<p style="text-align: justify;">Il ruolo del partner finanziario, tipo Exitor Group (attraverso cui sono stato indirizzato al convegno), sono quelli di ridurre al limite i rischi legati al Paese, quello di trovare gli strumenti giusti, di individuare il partner bancario ideale, ma anche nella programmazione dell’attività di espansione, a partire dalla scelta del Paese: <em>per evitare di andare a vendere scarpe in un convento di carmelitani scalzi..</em></p>
<p style="text-align: justify;">Parte del convegno è stato dedicato all’<strong>analisi dei singoli Paesi</strong>: Dubai ed Emirati, Libia, Qatar, evidenziando quali sono le principali nozioni da sapere per muoversi all’interno degli stessi.</p>
<p style="text-align: justify;">Tra i vari relatori era presente Anas Al Jumaily, chairman della Phoenician Holding, impresa di Doha (Qatar) che attualmente ha in piedi vari progetti in tutto il Medio Oriente.</p>
<p style="text-align: justify;">Cosa dire allora? Dubai? Qatar? Libia? Tutto dipende.. ma sicuramente tutto va ben strutturato.</p>
